Rental Qualifications
Income Requirements:
- Gross income must be at least 3x the monthly rent
- All income must be real and something we can check. We accept pay stubs from your job, signed tax returns, Social Security income, retirement income, and income from investments as legal sources of income. We can accept child support as long as the legal court documents are provided.
- Unverifiable income includes business income without a tax return, and gift money.
- For new jobs, submit an offer of employment letter that shows your pay, start date, and is on company letterhead. The letter must be signed and dated by the person who made the offer. We do not accept offer letters outside of a 30-day window of the application date submitted.
Rental History:
- Applicants must show 2 recent years of rental history in good standing (owning a home may count). “Verifiable” means we must get proof of your rental history from a current or past landlord or a property management company. Friends or family cannot be used as landlord references. Copies of rent checks will not count as proof. If you have no verifiable rental history, we may ask for an extra deposit or a co-signer.
- Any evictions, rental/utility collections, bad rental history, or landlord actions shown on your credit report or background check will result in the application(s) to be denied.
Credit History:
- Minimum of 600 credit score
- Non-discharged bankruptcy action will result in disqualification for the rental application.
- After a bankruptcy has been discharged, applicants may be required to show 1 year of positive established credit.
- If you don’t have credit, a co-signer will be needed if that option is allowed. You can ask the leasing team at Midwest Property Group about the co-signer requirements.
Criminal History:
- No felony convictions against persons or property
- Criminal histories noted on background check pertaining to weapons, drugs, arson, vandalism, forgery, burglary, violence or any other act that poses a threat to household, neighborhood, safety of others, vendors, Midwest Property Group employees, or the physical property itself, may result in denial.
Other:
- Falsified, inaccurate or incomplete information will result in disqualification for the rental property.
- The application fee is $75 processing fee for every applicant/co-applicant over 18 years of age. Minimum standard lease is 12 months.
- All applicants 18 years or older must fill out an individual application.
- Renters Insurance is required to be carried during your tenancy.
- Renters are responsible for all utilities payments. Unless specified for apartments.
All references will be checked, including credit reports, eviction/landlord action background checks, criminal background, public records, employment verification and rental history.
Pet Information:
We allow up to 2 pets in most properties with non-refundable pet deposit, pet screening and pet rent. Exotic and/or poisonous animals are not permitted. Pets must be spayed/neutered. Vicious dogs or dogs with vicious history are not permitted.
